The formula

All conversions route through the square meter as base:

target = value × (fromUnit_to_m² / toUnit_to_m²)

For square feet to square meters:

m² = ft² × 0.09290304

For acres to hectares:

ha = ac × (4046.8564224 / 10000) = ac × 0.404686

Squared length units follow from the exact linear definitions: since 1 ft = 0.3048 m exactly, 1 ft² = 0.3048² = 0.09290304 m² exactly.

A US listing shows a house at 2,200 sq ft. A buyer from Germany wants the area in square meters.

Common mistakes

Mistake 1 — Assuming 1 sq yd ≈ 1 m²

A square yard is 0.836 m² — about 16% smaller than a square meter. A room measured in square yards will give a meaningfully smaller number than the same room in square meters.

Mistake 2 — Confusing acre and hectare

An acre is about 4047 m²; a hectare is 10,000 m² — nearly 2.5 times larger. A headline reading "50 hectares" is describing a much larger area than "50 acres."
